This class demystifies probate for real estate professionals by exploring what probate is, when it may be required, and the key steps involved. Attendees will learn how probate impacts title and conveyancing, and what happens when no probate is opened. The course will also cover survivorship estates, trusts, and other probate-avoidance tools to help you confidently navigate death-related real estate transactions.
Topics Include:
Wills and probate basics
Personal Representative authority
Probate conveyances and title issues
Transfer on Death Deeds (TODDs)
Trusts and estate affidavits
Vesting and survivorship rights
Intestate succession
Common underwriting and escrow concerns
Designed specifically for real estate professionals, this course provides practical knowledge agents can use to better serve clients and navigate estate-related transactions more confidently and professionally.

Instructor: Matt Sandler, Senior Vice President, Legal and Underwriting Counsel, WFG National Title Insurance Company
During his more than twelve years with WFG, he has served in a variety of legal and underwriting roles, including Commercial Closing Counsel, National Claims Counsel, and Corporate Counsel for its parent company, Williston Financial Group. Matt specializes in both commercial and residential real estate transactions and is a frequent speaker at continuing education programs and industry seminars. He also taught Property Transactions at Lewis & Clark Law School for several years as an adjunct law professor. Prior to law school, Matt worked in the real estate finance industry as an investment analyst, advising investors on specialty financing, asset performance, and investment strategy. He remains active in the real estate community, serves on several industry boards, and is admitted to practice law in both Oregon and Washington.
