OREF Townhome, Planned Community, and Homeowners Association Addendum

HOAs can have limitations on property use that buyers must be aware of before proceeding with the sale transaction. This addendum to the OREF Residential Purchase and Sale Agreement requests that the seller give the buyer the proper documents that cover the HOA rules. These documents can include CC&Rs, HOA articles and bylaws, meeting minutes, rules and regulations, HOA reserve funds, and so on.
This 1-hour video course explains the homeowners association addendum as well as issues that might arise when utilizing the addendum in your purchase offer paperwork. OREF Financing Contingency Clause

This contingency covers what is to happen finance-wise when an all-cash offer is presented to the seller, or what is to occur with regards to the balance of the purchase price being offered. This section of the purchase offer form also covers what happens when there is a failure of the financing contingency.
